Troy Planning + Design have, in collaboration with Foster Lomas Architects and our client secured planning permission for a high-quality mixed use scheme in the heart of Station Road, a key shopping area in Chingford, London.

The proposals will see the former mid-terrace bakery and café turned into two impressive flexible retail units (A1, A2 and A3 Use Class) in addition to five high quality duplex apartments with private outdoor amenity areas. The scheme will see retail uses to the ground and basement levels and residential floor space to all levels, including the basement level.

Troy Planning + Design were instrumental in the design evolution of the proposals, helping to ensure that the scheme taken forward to the full planning stage responded proactively to the pre-application response issued by the Local Planning Authority.

In addition to project management, advice was provided in relation to what supporting technical evidence was required to demonstrate that the proposals would overcome site specific constraints. This was especially important given the presence of many nearby town centre and residential uses.

The proposals utilise a respectful but contemporary design, responding to the unique high-street setting. The delivery of new high quality new homes plus improvements to the retail offer, will enliven the immediate high-street.
