We are pleased to have been commissioned by Harrow Council to produce a Small Sites Capacity Study and Design Code. The work is set in the context of the emerging London Plan which emphasises the importance that small sites play in contributing towards the supply of land for new homes in London, particularly in the outer London boroughs.
In London small sites are defined as those being up to 0.25 hectares in area. The emerging London Plan states that in Harrow almost half of the total housing requirement for the borough should be delivered on small sites. It is thus important to understand where these sites are and how much development they can reasonably accommodate.
The work will identify potential development sites and estimate the capacity through application of design case studies that seek to optimise the use of land whilst responding to local character and identity. These will form the basis of a Small Site Design Code.
The work will inform production of the new Local Plan, with the Design Codes helping to shape and determine planning applications. The Design Codes are being prepared in partnership with Hawkins Brown Architects.
